Position Requirements
A minimum of 10 years of experience overseeing Class A luxury housing communities positioned for growth.
Management of staff operations, including experience with lease-ups, maintenance plans, regulatory requirements, and budgets with oversight of a minimum of 2,500 units.
A minimum of 5 years’ financial experience in preparing annual budgets and analyzing variance reports is required.
Position Responsibilities
Assist in establishing operating policies and procedures, ensuring compliance with applicable housing laws.
Provide mentorship to Regional Managers, Site Managers, Director of Training and all management and staff team members.
Pursue the full occupancy and the collection of rents while optimizing rental income.
A Bachelor’s Degree in Accounting, Finance, Business Administration or Real Estate will be considered.
Positive attitude with the ability to influence others.
Attend daily, weekly meetings to review business reports, goals, challenges, deliverables and deadlines.
Maintain close relationships with the Finance and Human Resources departments.
Support corporate growth during acquisition of additional portfolios.
Profitability
The Vice President of Operations is focused on both maximizing the assets as established by property ownership, and in achieving regional profitability goals.
Administers the approved annual regional budget of income and expenses in accordance with all company requirements. Monitors the status of the operating budget and determines necessary reductions or increases in allocations
Work proactively with Human Resources, and Finance to protect the interests of the ownership/client related to all potential or actual litigation
Constantly seeks to increase company income and reduce company expenses while preserving agreed upon ownership commitments
Responsible for forecasting related to existing business growth and expense management.
Directs and monitors the Regional Managers and the Director of Training to implement action plans and strategies for maximizing property performance
Reviews and approves proposed annual property budgets for submission to the President and ownerships. Reviews key performance indicators and standards on a monthly basis to ensure expectations are met.
Relationships
Retains and trains qualified personnel. Supervises and evaluates the work of all direct reports
Direct reports include the Regional Managers , Director of Training with a dashed line to all Property Managers.
Maintains relationship with ownership groups and communicates regularly to ensure alignment with strategic goals are in alignment
Maintains a detailed knowledge of the primary market and daily rate changes.
May attend industry association meetings and seminars to keep up to date on trends and changing conditions in the marketplace
Cooperates in the completion of any other tasks which may be requested by the CEO, President or ownership.
Knowledge, Skills and Experience
Excellent written and verbal communication skills.
Strong understanding of real estate operations as it relates to management of individual assets, office operations, personnel management, budgeting and planning
Proven leadership experience overseeing a team of Regional Property Managers and property operations
Undergraduate degree in Business, Accounting or Finance preferred.
Computer software experience, to include MS Office or G-Suite, YARDI®, Rent Café and CRM property management software, is preferred. Also experience conducting on-line video conference meetings.
Valid driver’s license and current automobile insurance is required
Ability to earn future designations as required by Industry standards.
Industry designation preferred.
