Position: Project Manager
Job Description Overview:
The Project Manager is responsible for project management of multiple projects, working closely with the estimating team during the buyout of the project, as well as throughout the change order process. The Project Manager must be a team player that can facilitate to coordination of all departments involved in a project.
The Project Manager’s major framework of responsibilities embodies these six process groups: Initiating, Planning, Execution, Monitoring, Controlling, and Closing Projects. Within the six process groups the Project Manager is responsible for Project Integration, Scope, Time, Cost, Quality, Human Resources, Communications, Procurement, as well as, Stakeholder and Risk Management.
The Project Manager is to work closely with the Division Manager, Director of Project Management, Construction Manager, Safety Director, General Superintendents, and Project Superintendents to ensure the success of assigned projects and project initiatives.
In addition, performing all duties consistent with the Company Mission Statement and DynaGrid philosophy are expected. Maintaining a positive attitude and good working relationships with customers, employees, and the public is required.
Responsibilities:
1) Prepare Bids.
a) Review and understand all plans, specifications, schedule, addenda, and all other bid documents. Perform detailed takeoffs and prepare estimated costs to perform the full scope of work utilizing AGTEK and Bid to Win respectively.
b) Procure subcontract and material quotes. Review all subcontractors and suppliers quotes to ensure they meet specifications and that DynaGrid has included the full scope of work in the bid. Obtain pricing from a minimum of 3 suppliers for each scope type.
c) Prepare a summary of additional project requirements (i.e.: on-site safety representative, drug testing, testing laboratory services, submittals requiring P.E. stamp, waste/borrow agreements, sales tax, special insurance requirements, etc.).
d) Review means-methods, materials and subcontractor internal budget structure with the Division Manager/Construction Manager prior to bid.
e) Fully develop and complete a professional bid proposal in accordance with client requirements. Be proactive in providing value engineering alternatives to clients as part of the initial package. Format, approach, pricing and mark-up to be approved by the Division Manager/Chief Estimator prior to bid submission.
f) Represent company in a professional manner in all instances to include in person, telecommunications, and all correspondence (i.e. letters, emails, etc…).
2) Prepare, manage and lead progress of project in accordance with DynaGrid Objectives.
Develop, distribute, and archive all contact documents (i.e.: subcontracts, purchase orders, schedules, correspondence, DBE requirements, time and equipment reports, record drawings, pay estimates, subcontractors and vendors, SWPPP plan, and agreements such as Borrow/Waste agreements from award through project close-out. Conduct execution of projects in a manner which fosters maximum client satisfaction with services rendered by DynaGrid.
a) Upon award, download Bid to Win Budget. Prepare all contract documents listed above for review as requested with the Division Manager/Director of Project Management.
b) Prepare all subcontracts and purchase orders. Purchase orders over $50,000, or subcontracts in excess of $100,000 to be reviewed with the Division Manager/President prior to issuance.
c) Procure bonds on subcontracts over $100,000 unless waived by the Division Manager or President.
d) Responsible for review/approval of client contracts, and coordination of legal review on initial contracts. First time or financially struggling clients shall be researched by our attorney before executing agreements.
e) Schedule an in-house pre-construction meeting to review the scope of the project. This should be scheduled a minimum of 7 days prior to mobilization. Minimum attendees should include the Division Manager/Construction Manager, Project Manager, Estimator, Safety Director, HR Manger, Equipment
