Property Accountant Responsibilities

We are looking for an experienced commercial real estate property accountant to handle a portfolio that includes properties in development as well as properties that are operating. This is currently a PART TIME or Contract position. The workflow will be heaviest the first two weeks of each month when reports are due. We currently anticipate approximately 10-20 hours the first 2 weeks of the month, with no more than 5-10 hours over the last 2 weeks. There is a strong chance of growth within the portfolio and additional hours will be likely required within the next few months.

Depending on the property, specific responsibilities will include:

• full charge of accounts payable process
• full charge of accounts receivable process
• Preparation of month-end close and related reporting package including cash flow, income variance reporting, and receivable analysis for assigned portfolio.
• Preparation and review of property rent rolls and coordination with the property manager to ensure accuracy.

• Set up of leases and related amendments in MRI or Yardi as they are received.
• Preview monthly recurring charges and update tenant billing information as needed

• Perform CAM and Real Estate Taxes Expense reconciliations and assemble necessary support for tenant use
• Assist with set up of property budget files including current rent roll and related income stream for the following year as well as leasing assumption templates to be distributed to Property Managers.
• Calculate and enter budgeted income (for Base Rent, CAM, Real Estate Taxes recovery income) based on rent roll and assumptions.
• Calculate and enter budgeted insurance, real estate taxes and debt service and document basis for assumptions including all relevant supporting documents.
• Ensure all tax and license payments are paid timely.
• Assist with preparation of Income and expense forms as needed.
• Work with property manager to ensure security deposits are being property tracked, collected and refunded.

• Maintain real estate tax tracking schedule
• Assist with year end audit and tax requirements as needed.
• As needed:

• Investigate Property Manager inquiries related to tenant accounts.
• Prepare ad-hoc reporting and account analysis as needed.

Job Types: Part-time, Contract

Pay: $60.00 – $75.00 per hour

Education:

• Bachelor’s (Required)

Experience:

• GAAP: 2 years (Preferred)
• Office, Retail, Industrial Real Estate accounting: 1 year (Required)

License/Certification:

• CPA (Preferred)
