Summary

Responsible for all accounting matters relating to specific assigned properties under development including maintaining the general ledger, reconciling bank accounts, accounts receivable/payable, monthly financial statements preparation. Acts as a liaison between the accounting department and the development/construction division, including creating and implementing policies and procedures to identify, resolve and document construction accounting issues.

Client Details

A publicly traded real estate investment trust focused on single-tenant industrial real estate investments in target markets. They grow thier industrial portfolio through new investments and development projects. As of December 31, 2021, they had 112 industrial properties totaling approximately 54 million square feet and interests in five development projects.

Description

• Timely and accurate preparation, review and distribution of all monthly reporting packages.
• Oversee processing of all monthly construction draw submissions.
• Perform general contractor and subcontractor compliance – collect lien waivers and maintain waiver-tracking logs, collect insurance certificates and update insurance certificates file.
• Oversee the funding of development partnerships and payments to contractors. Review all bank reconciliations.
• Maintain job cost reporting and reconciliations to the general ledger.
• Work directly with the construction department to complete monthly accounting close process including analytical review of the results to ensure accurate records are maintained.
• Maintain all general ledger accounts for all projects under construction.
• Assist with development project and partnership closings in a fast-paced environment.
• Provide ad hoc reporting as required by the CFO and Development on development projects as needed.
• Anticipates and projects cash flow of individual projects and informs management of upcoming cash needs in a timely manner.
• Assists in the preparation of monthly, quarterly and year-end tax/1099 reporting and annual audits as deemed necessary or assigned.
• Perform additional assignments and support as deemed necessary by supervisor.

• Experience approving developer/contractor pay apps
• Experience tracking multiple development projects
• Experience with real estate industry accounting software required,
• Avid experience is a plus
• MRI experience preferred
• Familiar with GAAP and accrual based accounting.
• Experience calculating capitalized interest
• Strong attention to detail and prioritization skills
• Strong written and verbal communication skills are required.
• Strong Microsoft Excel skills, create spreadsheets, formulas, formatting, etc.
• Strong ability to work under pressure and independently.
• Ability to work in a fast-paced, multi-tasked environment.

Experience and Education

• Bachelor’s degree in Accounting.
• At least five to seven years of accounting experience
• Three years in real estate construction/development.
