The Project Manager (PM) is responsible for, but not limited to, working with team members in multiple facets such as financial estimation, planning, organizing, evaluating, and theschedulingof construction projects according to given specifications. The PM monitors project progress to meet or exceed allotted budgets.PM’s closely monitor the variances in material and labor cost control, in coordination with supervisors and operations staff, to ensure proper operating costs and efficiency. PM’s will work closely with the President, Vice President and Finance team to ensure monthly sales and profit targets are being met by monitoring variances in material and labor cost control, in coordination with supervisors and management so that maximum profits can be gained. Project Managers are responsible for understanding the company’s vision of growth for ensuring that the company is within its capacity to complete and accept additional work.
Supervisor: The Project Manager reports to the CEO, President and Vice President. The PM will need to attend regular weekly meetings with your supervisor and management team to ensure coordination and to compile new ideas to better the existing operational and financial procedures. Communications such as phone calls and email correspondences must involve all team members.

Job Duties:
– Ensure all projects and schedules are kept up to date and coordinated with clients and management teams
– Communicate with client Construction Manager to review daily scope of work and site plans
– Coordinate and schedule in-house and subcontractor crews to meet the project deadlines
– Verify site materials as well as needs with Construction Managers
– Coordinate with warehouse team to verify material allocation and deliveries
– Work with clients to correct wrongful allocation of faulty equipment
– Participate in daily client calls to assess performance deficiencies within markets, site troubleshooting, and GC site presence
– Communicate schedules with management teams and adjust as needed
– Provide forecasts to customer, internal operations, and finance team to determine performance strategies
– Field phone calls to subcontractors and verify crew leads
– Act as a liaison between construction manager and client.
– Communicate with multiple parties to verify access with FSA, landlords, or supers.
– Perform bid walks as needed
– Prepare daily work schedule with internal operations team
– Solicit new clients and/or new business opportunities
– Solicit new subcontractors
– Aid in the positioning of Ramapo as a preferred vendor of choice to clients
– Visits sites to maintain relationship with construction manager and crews
– Acquire outside subcontractors as required to meet project demand
– Ensure CM/PM’s, assigned to the bid walks are providing the correct information for bidding
– Solicit subcontractors and vendors for pricing, to compile bids
– Communicate with finance team to partake in open site bids, request purchase orders for vendors and subcontractors
– Monitor and confirm pending client purchase orders
– Track changer orders with the customer to address changes, approvals, and payment
– Capture change orders as required – ensuring timely submittal to customer and internal finance
– Compile pre-construction budgets and job cards to verify site labor and material costs
– Negotiate pricing for materials and labor
– Monitor crew hours and approve timesheets for in house crews to ensure accuracy
– Understand job cost analysis
– Know the corporate safety policies and procedures
– Ensure safety guidelines are followed within the warehouses and job sites
– Review, monitor, and maintain required job safety analysis documents to ensure they are filled properly
– Perform safety audits on site for in-house crews and subcontractors weekly and document in safety files
– Provide safety and Q&A audits for subcontractors and in-house crews utilizing site audit forms
– Oversee the preparation of client specific close out packages
– Ensure all company safety guidelines are met
– Ensure quality control on site is maintained
Ensure all subcontractor documentation is in order as defined by onboarding: crew certifications, insurance etc
