Surf or Sound Realty, Hatteras Island’s premier property management company representing nearly 500 vacation rental homes, is seeking a Vice President of Operations will plan, direct, coordinate, and oversee operations activities in the organization, ensuring development and implementation of efficient operations and cost-effective systems to meet current and future needs of the organization. This includes developing efficiency strategies in maintenance, housekeeping and linen departments. The requirements listed below are representative of the knowledge, skill, and/or ability required.
This is a full-time, year-round position with attractive pay and benefits, including health insurance, retirement plan, paid holidays, and vacation. This position will be reporting directly to the CEO.
Supervisory Responsibilities:
· Recruits, interviews, hires, and trains management-level staff in the department.
· Oversees the daily workflow of the department.
· Provides constructive and timely performance evaluations.
· Handles discipline and termination of employees in accordance with company policy.
Essential Functions
· Demonstrate leadership across departments in an effort to meet company expectations.
· Establishes, implements, and communicates the strategic direction of the organizations operations division.
· Collaborates with executive leadership to develop and meet company goals while supplying expertise and guidance on operations projects and systems.
· Collaborates with other divisions and department to carry out the organization’s goals and objectives.
· Identifies, recommends, and implements new processes, technologies, and systems to improve and streamline organizational processes and use of resources and materials.
· Plans, directs, controls, implements, evaluates, monitors, and forecasts budgets and cost of sales in each division to achieve financial objectives.
· Communicates and explains new directives, policies, or procedures to managers; for major changes, meets with entire operations staff to explain changes, answer questions, and maintain morale.
· Establishes, communicates, and implements operations-related policies, practices, standards, and security measures to ensure effective and consistent support and execution.
· Reviews and approves cost-control reports, cost estimates, and staffing requirements for projects.
· Presents periodic performance reports and metrics to the chief executive officer and other leadership.
· Maintains knowledge of emerging technologies and trends in operations management.
· Identifies training needs and ensures proper training is developed and provided.
· Performs other related duties as assigned.

Physical Requirements
Physical activities may include climbing, stooping, kneeling, crouching, reaching, walking, standing, pushing, pulling, lifting, grasping, feeling, talking, hearing, and performing repetitive motions. Employee must have the ability lift up to 50 pounds occasionally. Must be able to climb three to four flights of stairs regularly. Able to work in all weather conditions.
Working Conditions
Work is performed primarily inside but you will be subject to extreme heat, sun, wind, blowing sand, rain and cold.
Minimum Qualifications
· Master’s degree in Business Administration preferred.
· Bachelor’s Degree in Business Administration, Logistics, Engineering or related field, required.
· 8+ years of industry-related experience including three years in upper management required.
· Proven leadership experience, required.
· Experience working in a work order system and property management system, preferred.

Pay: $130,000.00 – $200,000.00 per year
