Housing and Residential Education

The Housing and Residential Education staff at the University of Denver
provides housing and support services for 3000+ students living within University housing. Housing and Residential Education strives for a

promotes diversity, promotes community service, and fosters leadership development and engaged staff and student.

Position
Summary

The Director of Residential Operations serves as a member of the Housing and Residential Education senior leadership
team and directly reports to the Executive Director. The Director is responsible for the strategic direction and comprehensive management of
all housing and operational processes, including housing capacity and occupancy, reporting & data analysis, assignments, support of
student dining experience, and space & facilities management. This position performs a variety of important administrative and
operational functions including, but not limited to, coordination of housing transitions, facilities management of residential facilities,
capital projects, and deferred maintenance planning, occupancy projections & management, emergency protocol development, and management
of residence hall security.The Director is responsible for the direct supervision, training, and evaluation of one (1) Assistant Director
(AD), one (1) Housing Manager, one (1) Graduate Assistant (GA), and indirect supervision of one (1) Housing Coordinator, and four (4)
Fraternity & Sorority Life Property Managers and seven (7) Desk Managers. The Director plays a significant role in furthering the
mission of the University of Denver, the strategic initiatives of the Division of Student Affairs and Inclusive Excellence, and the mission,
vision, and core values of Housing and Residential Education.

Essential Functions

Occupancy

• Plan and propose housing capacity usage with the Assistant Director of Occupancy, support enrollment management efforts, and create
  capacity and occupancy plans, including, the management of assignment processes for six residence halls, seven apartment complexes, and four
  fraternity & sorority properties
• Oversight of the management and development of housing software systems, including
  comprehensive knowledge & oversight of StarRez Housing Software and other housing management-related systems utilized by DU (C-Cure,
  Blackboard, TMA, Banner).
• Provide leadership for the accurate administration of student account billing
• Leadership of
  reporting and comprehensive management of data generation and analytic reporting in collaboration with the Assistant Director of Occupancy
  as needed by the department and division; prepares reports by collecting, analyzing, and summarizing information, enrollment & occupancy
  data, and trends
• Conduct yearly review and edits of the Housing Contract with the Executive Director in conjunction with Legal
  Counsel
• Serve as the liaison between HRE and appropriate University offices including, but not limited to, Financial Services,
  Athletics and Recreation, Disability Services Program, the Department of Campus Safety, International Student & Scholar Services, and
  Sodexo & Denver Dining

Residential Operations

• Develop a comprehensive knowledge of and strategic
  direction for all Housing and Residential Operations
• Lead the direction and strategy of day-to-day operations for residential
  facilities, including, developing operational forecasts for both facilities and occupancy, coordinating deferred maintenance planning in
  conjunction with Facilities Management, developing a housing preventative maintenance plan & cycle, and serves as the liaison to
  Facilities Management & Custodial Services
• Manage and coordinate front desk operations and security efforts within the
  residence halls in conjunction with Housing Manager, Campus Safety and serves as the liaison to a security firm
• Project and plan,
  in conjunction with the Executive Director, financial models for the current housing portfolio, HRE property capital projects, new housing
  expansions, renovations, and remodels for internal and external review
• Provide leadership of the project management and
  implementation of the housing system and operational processes
• Provide oversight for off-campus services and lead efforts to
  provide resources in conjunction with Housing Manager
• Serve as primary contact with vendors; coordinate orders for equipment,
  furniture, and other large purchases
• Serve as the liaison between Housing and Residential Education and appropriate University
  offices such as including but not limited to Facilities Management and Custodial Services, Conference & Event Services, Department of
  Campus Safety, Sodexo/Denver Dining, Information Technology, Fraternity & Sorority Life, Athletics, Student Financial Services, Student
  Rights and Responsibilities, Student Outreach & Support

Dining Operations

• Provide direction and
  oversight in support of dining services, including but not limited to, implementation and reporting of meal plan administration, support
  customer service experience and dining experience, and concept development in conjunction with the Regional District Manager and General
  Manager of Sodexo
• Serve as the liaison and participates on the Denver Dining Committee to support student and staff advocacy
  regarding the dining experience and concept development
• In conjunction with the Executive Director, supports setting annual rates
  for meal plansStaff Training, Supervision, and Development
• Supervise, train, and evaluate directly one (1) Assistant Director, one
  (1) Housing Manager, one (1) Graduate Assistant and indirectly supervises one (1) Housing Coordinator, and four (4) Fraternity &
  Sorority Life (FSL) Property Managers, and seven (7) Front Desk Managers
• Create a supportive environment that promotes the
  professional and personal development of each staff member

Student Rights Responsibilities

• Serve as a
  High-Level Case Resolution Officer and appellate for violations of the Guide to Residence Living and the Honor Code in accordance with
  SRR

Duty Responsibilities

• Participate in a 24/7 Senior Administrator on-call and emergency response
  system for the entire DU residential population
• The Director (or designee) will respond to facilities emergency and crisis calls,
  and keep the Executive Director for HRE and Student Affairs Leadership Team informed of life-threatening emergencies or serious disruptions
  of housing and facilities that may require campus intervention or follow-up

Budgeting Functions

• Provide
  budget oversight; budget development; track and review transactions.

Departmental Duties

• Assist with
  professional and student staff as needed: training, oversight, attend events, proxy for Exec. Director HRE op functions; other duties as
  assigned.

Knowledge, Skills, and Abilities

• Familiarity and proficiency with housing software
  systems, such as StarRez
• Attention to detail, with a highly organized approach to data/project management
• Strong written
  and verbal communication skills
• Ability to analyze and interpret data, processes, and needs based on limited information and to
  research solutions
• Knowledge of relevant federal and state laws
• Excellent collaboration and interpersonal skills along
  with the ability to work with a diverse population of administrators, faculty, staff, students, and external constituents.
• Knowledge of legal issues and risk management practices.
• Understanding of Housing operations, processes, and front desk
  operations.
• Strong leadership experience

Required Qualifications

• Master’s Degree
  in Student Affairs/College Personnel, Business, Project Management, or a related area of study
• Seven (7+) years of strong &
  progressive experience in housing and residential life
• Four years of supervisory experience with professional, full-time staff
• Demonstrated record of building teams and collaborative partnerships with colleagues and key stakeholder groups
• Experience
  designing training for and with diverse student and employee populations, and a demonstrated commitment to equity and social justice
• Availability to periodically occur on weekends and evenings as needed

Preferred Qualifications

• Eight to ten (8-10) years of post-Master work experience within residence life as well as someone who has demonstrated progressive
  leadership
• Five to seven (5-7) years of supervisory experience and the ability to work effectively with staff and students

1. Standard office environment.
2. Unexpected interruptions occur often, and
   stress level is moderate to high.
3. Noise level is quiet to moderate.

Physical Activities

1. Ability to sit in front of a computer for an extended period.
2. Occasionally required to move about the office/campus with the
   capability of transporting objects up to 20 lbs.

Work Schedule

Monday – Friday, 8:00 a.m. – 4:30 p.m.
This position requires employees to work onsite 8:00am-4:30pm with some weekends, evenings and holidays. (Schedules vary by department and
position.)

Salary Range:

The salary range for this position is $75,000 – $80,000.

The University of Denver
