TriMet in Portland, Oregon is seeking a highly skilled and experienced Owner’s Representative Principal Design Manager specializing in architectural delivery to join our team. As the Principal Design Manager, you will play a critical role in overseeing the successful execution of architectural projects from inception to completion. You will act as the primary point of contact for the internal Stakeholders, ensuring that the project adheres to the highest standards of quality, budget, and schedule. This position will focus on the design development of TriMet’s fourth bus base campus (the 32 acre campus includes bus maintenance garage, operation report and office building, a fuel building based on zero emission busses and wash building, warehouse, vehicle yard storage, etc).
Responsibilities generally include:
Project Management: Lead and manage architectural design process, from design through to construction and closeout, ensuring compliance with design specifications, budget constraints, and project timelines.
Stakeholder Liaison: Serve as the main point of contact for the internal clients, establishing strong relationships, and providing regular updates on project progress, potential issues, and recommendations for improvements.
Architectural Expertise: Utilize your in-depth knowledge of architectural design principles, building codes, sustainability goals, and regulations to provide guidance and oversight throughout all project phases to meet the agency needs.
Team Coordination: Collaborate with cross-functional teams, including agency project delivery team, architects, engineers, contractors, and subcontractors, to ensure seamless project coordination and effective communication.
Risk Management: Identify potential project risks and develop mitigation strategies to minimize any negative impact on project deliverables and robust design.
Budget and Cost Control: Collaborate on the oversight of project budgeting, cost estimation, and financial forecasting, working closely with the project delivery team and stakeholders to manage costs effectively.
Quality Assurance: Implement and enforce quality control measures to ensure that the architectural deliverables meet the highest industry standards and agency expectations.
Documentation and Reporting: Maintain accurate project documentation, prepare comprehensive progress reports, and present project updates to key stakeholders.
Desired Qualifications:
Bachelor’s or Master’s degree in Architecture or a related field.
Proven experience as an Owner’s Representative or Principal Project Manager in architectural delivery, with complex or large-scale project experience.
Strong knowledge of architectural design principles, building codes, and regulations including sustainability efforts in design practice.
Excellent communication and interpersonal skills to effectively collaborate with project delivery teammates, architects, contractors, and project stakeholders.
Demonstrated leadership abilities, including the capacity to motivate and inspire cross-functional teams to achieve project objectives.
Proficiency in project management tools for scheduling, budgeting, and reporting.
Detail-oriented mindset, with a commitment to delivering high-quality results.
Required qualifications:
A Bachelor’s Degree is required.
A Bachelor’s Degree in Civil Engineering, Architecture, Landscape Architecture, Construction Management, Planning, or a related field is required.
A Master’s Degree in a related field is preferred.
A minimum of six (6) years total credited experience.*
Four (4) years of construction management/general engineering experience are required.
Four (4) years of experience in public works, planning, and/or transit projects are preferred.
Two (2) years of lead or project management experience are required.

Salary Range
Minimum: $114,749.00
Maximum: $172,125.00
Salary offers will be determined by a candidate’s education, training and relevant experience. Any final offer of employment will fall within the range stated above. For transparency, we choose to list the full available grade range, however, TriMet’s salary administration process will ultimately determine the final salary offered.
